Am I required to make my property available to Section 8?Making your property available to Section 8 is your decision.

Can I reach you after hours?We provide tenants with an after hours line in case of maintenance emergencies. If you ask us a question after hours or have a request, we will likely respond quickly, but we try to answer questions from 8-5 pm CST.

Do I get to see the lease or sign it?The property management agreement you will sign gives Paragon Property Property Management the authority to sign the lease for you. A copy of the lease will be emailed to you directly after it has been signed. Sample copies are available upon request.

How and when do I get my checks?Owners are paid out via direct deposit by the 15th of every month.

How is rent collection handled?Rent is due on the 1st and can be paid by cash, check, or money order by mail in or drop off. Tenants also have the option to pay through the portal.

How long of a lease do you sign?Long-Term unfurnished properties will be leased with terms of a period of one year, with the option to renew if the owner client and tenant desires to do so. We are open to adjusting to your needs as an owner and will be discussed during the onboarding process.

How much security deposit do you charge the tenant?Security deposits will be equal to 1 month's rent without the additional pet fees. For example, if your property rents for $3,000 a month, with 2 dogs at $35 each a month for a total rent of $3,070, the security deposit will be for $3,000.

How soon can you start managing my property?Management begins when the management agreement has been signed both by the owners of the property and our leasing agent.

What type of properties do you manage?Our portfolio includes single family homes, duplexes, condos, and townhomes.

What type of reports do I get and how often?You can access you 20+ types of property reports on your owner portal through DoorLoop. These reports are reported on a monthly basis.

Who holds the tenant security deposit?The security deposit is held by Paragon Property Management.

Can I use my own maintenance vendors?We have plenty of contractors that we use for maintenance issues but owners are welcome to use their own people.

What is your pet fee policy?Our standard pet policy is $300 non-refundable pet fee with the addition of pets on a lease for Nebraska leases. a $35 monthly pet fee will also be applied. You can choose to not allow pets on your property as well.

How do I pay for repairs to my home?We have an operations account for each owner with a $1,000 reserve within the account. Payments will be paid for you and deductions will come from your monthly payment.

Do you inspect the homes you manage?We do a bi-yearly inspection on all of our properties.

What happens if a tenant damages my house?Any damages done to your property, outside of normal wear and tear. will be taken out of the security deposit when the tenant moves out.

What happens if an eviction needs to be filed?We will assist you with the initial eviction process. If we are unable to remove a tenant and attorneys are required we will no longer be able to assist. We will be unable to help you if the eviction needs to go to court and we are not responsible for any costs associated with evictions.

Can I advertise my own property?We will advertise your property on popular rental websites such as Zillow.com and Realtor.com. If you would like to advertise your property on local forums or social media, such as Facebook and Instagram, you are free to do so. You can provide our business information for prospective tenants to contact us directly.

Do I own the photos taken of my property?No matter If we take the photos ourselves or contract a professional company to take the photos, you may use the photos for free.
